Question 1

Was the property built before 1930?

Victorian, Edwardian and earlier homes have solid walls, lime construction and age-related quirks that need deeper inspection.

Question 2

Has it been significantly extended, altered or refurbished?

Loft conversions, rear extensions, removed walls or structural alterations warrant a fuller survey.

Question 3

Is it listed, unusual construction, or in visibly poor repair?

Timber-frame, stone, thatched, or properties showing obvious defects need Level 3.

Question 4

Are you planning major works, refurbishment or a large mortgage stretch?

If your budget depends on knowing the true condition, indicative repair costs matter.
